Manual underwriting
Definition: Manual underwriting is a loan review in which a human underwriter evaluates a borrower's full file directly, instead of relying on an automated underwriting system's approval, often for thin or unusual credit.
When an automated system does not return an approval, a manual underwrite lets an underwriter weigh compensating factors such as cash reserves, a history of on-time rent, stable employment, or a low payment increase. Manual files usually face tighter DTI limits and more documentation.
It helps borrowers with limited credit history, past credit events, or circumstances software struggles to read. Our FHA, VA and USDA options allow manual underwriting down to a 580 score. Because Network Funding underwrites in-house, those conversations happen directly with the underwriting team.
