Can I get a mortgage without a Social Security number?

Yes. Borrowers who pay taxes with an Individual Taxpayer Identification Number (ITIN), DACA recipients, work visa holders, and foreign nationals can all find mortgage options. These are mostly Non-QM programs, which means they use guidelines built for borrowers who fall outside standard agency rules.

ITIN loans

An ITIN loan is for borrowers who file U.S. taxes with an ITIN instead of a Social Security number. We offer three ITIN paths:

  • ITIN 100%: a financing option designed to reduce the cash needed to buy, subject to program guidelines.
  • ITIN DSCR: investment property financing that qualifies on the property's rental income.
  • ITIN lite doc: reduced documentation options for borrowers whose income is harder to show on paper.

ITIN programs typically look for a history of filed tax returns, steady income, and a track record of paying bills on time, even if that history is not reflected in a traditional credit score.

DACA loans

DACA recipients can qualify for conventional DACA loans on an owner-occupied home, and Non-QM DACA options are also available. You will typically need a valid Employment Authorization Document, steady income, and documented work history.

No credit and work visa program

If you are in the U.S. on a work visa, or you are new to the country and have not built credit yet, our no credit and work visa program can help. Instead of a credit score, underwriters can review alternative credit, such as rent, utilities, and insurance payment history, along with your employment and visa documentation.

Foreign national loans

A foreign national loan is for buyers who live outside the U.S. and want to purchase a second home or investment property here. These loans typically use foreign income and credit documentation, require a larger down payment, and need funds to be verified and moved into a U.S. account before closing.

These programs usually require more down and carry higher pricing than agency loans, because the documentation is different. Terms depend on credit history, down payment, reserves, and property type. We lay out the full picture before you commit.
